McCordsville: Hancock County Prices, Hamilton County Doorstep

McCordsville sits in the north-west corner of Hancock County, just south of Geist Reservoir, bordering the City of Lawrence in Marion County and the Town of Fishers in Hamilton County (Town of McCordsville; Hancock County). That position is the whole reason buyers end up here: you are minutes from the Fishers employment corridor and the Geist waterfront while sitting on the Hancock County side of the line.

The town counted 8,503 residents at the 2020 Census across 7.14 square miles (U.S. Census Bureau via Wikipedia), with a 2024 estimate near 11,273. It has grown 859.4 percent since 2000 (biggestuscities.com), which is the single most important thing to understand before you tour: much of what you will look at did not exist fifteen years ago, and the town is still filling in.

The practical effect of that growth is that housing stock here skews new. If you want an established tree-lined street with mature landscaping, you will find more of it in Fortville or Greenfield. If you want a house nobody has lived in, this is one of the easiest places in the metro to find one.

Where People Live

Three Ways to Buy in McCordsville

EDGE GEIST Waterfront Adjacent

The Geist Side — Bay Creek and the Reservoir Edge

Geist Reservoir sits immediately north of town, and the neighbourhoods along that edge trade on it. Bay Creek at Geist is the name buyers hear most often, and the Mt. Comfort Road Trail runs through it (Hancock County Trails).

Be precise about what you are buying. On-water, canal-lot and off-water homes are effectively three different markets at three different price levels, and a listing that says Geist in the description may be a twenty-minute walk from the water. Ask which of the three it is before you fall for the photos.

CORRIDOR SR 67 The Growth Spine

The State Road 67 Corridor — New Subdivisions

State Road 67 is the town's spine, and it is less than ten minutes from I-70, I-69, I-465 and SR 234 (Town of McCordsville). The subdivisions along and off it are where most of the recent building has gone, and where most of the inventory sits.

This is builder country. Bring your own representation to the model home: the sales office in the front of the subdivision works for the builder, and the incentive stack is negotiated inside the builder's own contract.

The Mt. Comfort Corridor — What the Plan Commits To

McCordsville sits at the head of the Mt. Comfort corridor, a defined corridor of just over thirteen miles from McCordsville to New Palestine, backed by a multi-municipality coalition and a regional development plan, with a 2019 Urban Land Institute panel study behind it.

The panel divides the corridor into five segments, with McCordsville as the northern gateway, and modelled two housing futures through 2030 rather than one target: roughly 1,500 single-family and 250 attached units if the current land-use pattern holds, or roughly 3,000 and 2,000 if a more varied one is established, alongside a boulevard upgrade, roundabouts, a trail and mixed-use development at the town centres. If you are buying here to hold, that report is the thing to read.

One Corporation, Growing Fast

McCordsville is served by the Mt. Vernon Community School Corporation, which also serves Fortville. The corporation additionally hosts Geist Montessori Academy, a public charter.

Mt. Vernon Community School Corporation

The corporation serving McCordsville and Fortville. Its enrollment has grown from 3,645 students in 2010-11 to 5,109 in 2025-26, about 40 percent in fifteen years (Indiana Department of Education, corporation enrollment data), which is the schools tracking the same growth curve as the housing.

A public charter school in the McCordsville area, and an option some families here choose instead of their assigned school.

Confirm the boundary, not the mailing city

A McCordsville mailing address does not by itself decide the assigned school. Boundaries move as the corporation adds capacity. Confirm any exact address with the district in writing before you write an offer.

Getting Around

Four Interstates Inside Ten Minutes

The town sits off State Highway 67 and is less than ten minutes from I-70, I-69, I-465 and SR 234 (Town of McCordsville). That is an unusually good position for a town this size, and it is the practical argument for living here rather than further east.

State Road 67

The spine through town, running north-east out of the Lawrence side of Indianapolis.

I-69 and I-465

The Fishers and north-side employment corridors, and the loop around the city.

I-70

The east-west run, and the connection down to the rest of Hancock County.

Drive it at your hour

Off-peak and peak are different numbers on every one of these. Drive the commute at the time you would actually leave.

Things to Do

Trails, the Reservoir and a Sports Park

Mt. Comfort Road Trail

Two miles of paved path, eight to ten feet wide, running the east side of Mt. Comfort Road from 96th Street (CR 1000N) to CR 800N through the Bay Creek at Geist and Emerald Springs neighbourhoods. Open 24 hours, with benches and a drinking fountain (Hancock County Trails).

Geist Waterfront Park

On the reservoir, with a beach area, a pirate-themed playground, picnic shelters and walking trails. The trail network here links up with the Mt. Comfort Road Trail.

McCordsville Sports Park

Soccer fields, basketball courts and playgrounds, and the centre of a lot of the town's weekend activity.

Fishers and Geist for the rest

For a wider restaurant and retail list, most residents cross into Fishers or the Geist side rather than driving east. That proximity is part of what you are buying.

The Other Side

What McCordsville Does Not Do Well

There is no historic downtown. Fortville has one four miles away, and Greenfield has a county-seat square, but McCordsville's centre is a crossroads rather than a walkable main street. If a downtown is what you want, buy in Fortville.

Mature trees are scarce. Growth of 859.4 percent since 2000 means most streets are young, and the landscaping is young with them.

Its own retail is thin. Convenience is real, but the shopping and restaurant list mostly belongs to Fishers and the Geist side, which means crossing a county line for an ordinary evening out.

Growth is not finished, so some of what you buy next to is still a field. Ask what is zoned and platted around any address you are serious about.

My Take

Who McCordsville Suits

It suits a buyer who works on the north or north-east side, wants a newer house, and would rather pay Hancock County prices than Hamilton County prices for the same commute. It suits families who want the Mt. Vernon corporation and a house with a warranty on it.

It suits people less well if they want a walkable downtown, an established street with big trees, or certainty about what gets built on the field behind them. This is my own corner of the metro, so I will tell you plainly which of those trades you are making.

FAQ

Questions Buyers Ask About McCordsville

Is McCordsville, Indiana a good place to live?

It suits buyers who want newer housing and quick access to the Fishers and north-side employment corridors while paying Hancock County rather than Hamilton County prices. It suits people less well if they want a walkable historic downtown or an established street, because the town has grown 859.4 percent since 2000 and most of it is new.

What school district serves McCordsville?

Mt. Vernon Community School Corporation, which also serves Fortville. Geist Montessori Academy, a public charter, is another option in the area. Boundaries change as the corporation adds capacity, so confirm any exact address with the district in writing.

How far is McCordsville from Indianapolis?

The town sits off State Highway 67 and is less than ten minutes from I-70, I-69, I-465 and SR 234 (Town of McCordsville). It borders Lawrence in Marion County directly, so the city line is closer than the mailing address suggests.

Is McCordsville on Geist Reservoir?

It sits just south of the reservoir and its northern neighbourhoods reach toward it. On-water, canal-lot and off-water homes trade at very different levels, so establish which of the three a listing actually is before you tour it.

What is the Mt. Comfort corridor?

A defined corridor of just over thirteen miles from McCordsville to New Palestine, backed by a multi-municipality coalition and a regional development plan, with a 2019 Urban Land Institute panel study behind it. The panel modelled two housing scenarios through 2030 rather than a target: roughly 1,500 single-family and 250 attached units under the current land-use pattern, or roughly 3,000 and 2,000 under a more varied one, plus a boulevard upgrade, roundabouts and a trail.

Would I get more house here than in Fishers?

Generally yes. Hancock County towns typically trade below Hamilton County on price per square foot for a comparable house. The way to test it rather than take my word is to run the same price filter on the McCordsville and Fishers listings pages and compare what the money buys.
